Park Lafayette Condos Start in Milwaukee

Construction has started on the $105 million Park Lafayette condominiums in downtown Milwaukee.

The 282-unit project comprises two 20-story residential towers, 10 townhouses and a four-story underground parking garage. The expected completion is January 2009.

Brookfield, Wis.-based Hunzinger Construction Co. is the contractor, and Chicago-based Pappergeorge Haymes Ltd. is the architect.




Financing Secured For Legacy Condo

Chicago-based Mesa Development LLC has finalized a $275 million construction financing for The Legacy at Millennium Park, a luxury condominium tower where unit sales have topped 75 percent.

The construction financing was underwritten and arranged by LaSalle Bank, with co-syndication agents Bank of America and Euro Hypo, and co-documentation agents Wachovia Bank and Associated Bank. Other lenders in the financing include Charter One Bank, Westdeutsche ImmobilienBank, National City Bank, Bank of Scotland, MB Financial Bank and Standard Bank.

The Legacy, a 72-story tower on Monroe Street next to the University Club of Chicago, includes 355 one- to three-bedroom condominiums, as well as penthouses. Prices of the remaining homes, which range in size from 875 sq ft to 4,757 sq ft, start in the low $400s and reach more than $4 million for the remaining penthouses. Residences of all sizes are still available, with the first homes slated for completion in late summer 2009.

Mesa is co-developing The Legacy with Walsh Investors LLC. Walsh Construction Co. is managing construction of The Legacy, which began in July 2006.

The development team also includes Chicago-based architecture firm Solomon Cordwell Buenz.




Moraine Valley Plans $89 Million Program

Palos Hills-based Moraine Valley College is planning an $89 million campus construction program.

Elgin-based IHC Construction Cos. LLC is providing contracting services.

Projects in the contract include a 98,000-sq-ft Science Building; 45,000-sq-ft Instructional and Job Training Center; addition and renovation of the existing Student Services building; a new 31,000-sq-ft Student Center; and construction of a satellite campus to be called the Southwest Education Center in an underdetermined location.

Construction will begin in the fall, and completion is scheduled for 2010.

Waukegan-based Legat Architects and Chicago-based Teng & Associates are providing design services.




$52 Million High School Breaks Ground in Plainfield

Ground was recently broken for the $52 million Plainfield East High School in southwest suburban Plainfield.

The 100-acre Plainfield East High School will be located on 119th Street near Plainfield-Naperville Road. It will be approximately 270,000 sq ft and include a stadium, competition ball fields and tennis courts.

Plainfield Community Consolidated School District 202 is planning to open nine new schools in the next five years.

Construction is scheduled for completion in summer of 2008. Hickory Hills-based Henry Bros. Co. will be serving as general contractor, and Naperville-based Healy Bender & Associates Inc. is the architect.




Renovations Planned at U. of Missouri Dorms

The University of Missouri at Columbia has announced a $16.5 million plan to renovate residential facilities, Schurz Hall and Bingham Hall.

Renovations to the 8-story 256-student room Schurz include new room configurations, finishes, windows and doors, roof, mechanical, electrical and plumbing systems and reconfiguration of the front lobby.

Modifications to Bingham's lower level will include reconfiguring space to accommodate Residential Life staff offices, a new kitchen, finishes, glazing, conference areas, integrated computer workstation space within the lounge and quiet study rooms.

St. Louis-based K&S Associates Inc. will provide contracting services. The project architect is Kansas City, Mo.-based International Architects Atelier.
Completion is scheduled for the summer of 2008.




Medical Office Building to Complement Sleep Institute

The Sleep Wellness Institute Inc. has announced plans for a 38,000-sq-ft, Class A medical office building, to be located on land adjacent to the Institute South 102nd Street, just off of US Hwy 894/45 and Lincoln Avenue, in West Allis, Wis.

Officials say they are looking to create new opportunities for independent medical practices to lease or partner with them in the new venture.

The institute treats sleep and a member of the Reggie White Sleep Disorders Education and Research Foundation.

Milwaukee-based Irgens Health Care Facilities Group, a division of Irgens Development Partners LLC, will provide development services.




Two Industrial Buildings Planned for Mt. Prospect

The Skokie-based Alter Group is developing two industrial buildings totaling 256,426 sq ft on 31 acres at Lake Center Corporate Park in Mt. Prospect.
Ground will be broken in May, with delivery expected in the first quarter of 2008.

The parcel reportedly represents the last large available site close to O'Hare and has convenient access to Interstate 90 necessary for distribution and air freight firms to operate.
