Fifield Plans West Loop Office
Developer Steven Fifield has announced plans for an office
in Chicago's West Loop.
The project is slated for a 63,500-sq.-ft. site on the block
bounded by Monroe, Adams, Jefferson and Desplaines, said Tom
Saletta, senior vice president of leasing for the Fifield
Cos. Currently, the area contains a parking lot.
"It is probably the last great West Loop site,"
Saletta added.
The building at 601 W. Monroe St. will likely be 18 stories
with about 475,000 sq. ft. of space, but it could be expanded
in size. Construction is not expected to start until a lease
is signed with an anchor tenant.
Fifield hopes the advantages of locating in the West Loop
- the nearness to the expressway system and to train terminals
and the booming residential market - will appeal to tenants.
Saletta said the project will likely mirror the size of 555
W. Adams St. building, which is anchored by building products
maker USG Corp.
Contracts Awarded for I-74's Stage Two
Tremont-based United Contractors of the Midwest received
all of the contracts for stage two construction of Interstate
74 in Peoria.
The company's bid of $171.5 million was the lowest submitted
for each of the four contracts, according to the Illinois
Department of Transportation.
The contracts include reconstructing the eastbound lanes
of I-74 from east of Sterling Avenue through East Peoria,
constructing a new interchange at Sterling, reconstructing
all downtown Peoria bridges, elevating Adams Street 15 ft.
and the six-month closure of the Murray Baker Bridge.
The Upgrade 74 project is reportedly the largest construction
project ever in downstate Illinois.
Redo of Landmarked Hilliard to Move to Phase 2
The $100 million renovation of the landmarked Hilliard Towers
Apartments has moved into the second phase.
Designed by famed architect Bertrand Goldberg - the same
designer of the Marina City Towers - the development consists
of four high-rise buildings on Clark and State streets between
2200 and 2400 south. These include two 22-story crescent high-rises
and a pair of 16-story cylindrical buildings.
The two cylindrical buildings are complete, and the renovation
of the two crescent buildings is to begin in January for completion
in 2006.
The project will provide 654 mixed-income residences, with
100 units reserved for seniors.
East-West Tollway Redo Begins
A $49.5 million project has begun to reconstruct three mainline
lanes and asphalt shoulders in both directions of the East-West
Tollway from Naperville Road to Route 59, the Downers Grove-based
Illinois Toll Highway Authority announced.
Work on the 5-mi. stretch that is frequently referred to as
the "washboard" aims to provide a smoother ride.
The project also includes reconstruction of the Route 59 ramps
and an auxiliary lane from Raymond Drive to reduce back-ups
on the mainline for westbound customers exiting at Route 59.
Construction began in the westbound lanes, where three lanes
of traffic are available during daylight hours through the
use of shoulders and a crossover with a counterflow lane.
The initial planned configuration will begin with eastbound
traffic shifted to the right shoulder and two right lanes.
A joint venture of Walsh Construction Co./K5 Construction
Co. is serving as the general contractor. This scheduled completion
is July.
Des Plaines Has $65M Development
Ground was recently broke for Metropolitan Square, a $65
million mixed-use residential and retail development in Des
Plaines.
Plans call for two mid-rise residential buildings, a 40,000-sq.-ft.
grocery store and 67,000 sq. ft. of other retail shops.
The 9-acre development is bounded by Des Plaines River Road
and Perry, Lee, Miner and Pearson streets.
More than 80 percent of the residences have been sold.
Chicago's Public Housing Renewed
Plans to transform Chicago's aging public housing into mixed-income
residences is moving ahead with several housing developments
under construction this summer.
The effort calls for knocking down about 18,500 units in
51 public hosing buildings, including nearly every aging high-rise,
the largest demolition project in the city's history, according
to DeBat Media Inc., a Chicago-based consulting firm.
One-third of the housing will be assigned to public housing
residents, a third will be considered affordable housing and
the remainder will be market-rate housing.
They include the following:
Westhaven Park, a $200 million,764-unit development
on the Near West Side
Jazz On The Boulevard, a $35 million, 137-unit development
on the Near South Side
Hilliard Towers, a 654-unit development in the South Loop
Oakwood Shores, a 3,000-unit, apartment project on the
South Side
North Town Park, a 680-unit development on the North Side
Legends South, the entire Robert Taylor Homes public housing
complex on the South Side will be transformed into a 2,400-unit,
mixed income neighborhood
Roosevelt Square, a 2,441-unit project on the Southwest
Side that includes the original Abla public housing project
Rockwell Gardens, a 780-unit development on the North Side
Lake Park Crescent Homes, a 490-unit development
Tollway Signs New Oases Tenants
The list of amenities is growing for the seven oases being
redeveloped on the Illinois Tollway.
The Tobacco Room, The Music Recyclery and Massage in a Minute
were just announced as the tenants to rent space in the new
oases buildings.
The Tollway's private partner, Wilton Partners, has signed
agreements with the new vendors, who will occupy kiosks in
the new oases buildings. These new services will be available
in the first two new Tollway Oases now open at O'Hare on the
Tri-State Tollway (Interstate 294) and Belvidere on the Northwest
Tollway (Interstate 90) by mid-October and in the remaining
five oases as they are completed.

High-Rise Planned For Fulton Street
740 Fulton, a 14-story condominium, is planned for the West
Loop's Fulton Market District.
The building, which has not broken ground, will feature 132
units. The Chicago-based Thrust Cos. is the developer.
Soy Roof Coasting Used On Shopping Center
Ravinia Plaza, a shopping center at 153rd and LaGrange Road
in Orland Park, is reportedly the largest single retail property
to use a soy-based roof coating.
The coating is a soy-based polymer solution called Elms,
or Environmental Liquid Membrane System, that is applied to
the roof.
The white application is said to create a waterproof membrane
that is also resistant to mold, algae and bacteria.
Romeoville-based Green Products manufactures Elms.
